Plan set description

 

Your Plan Set Contain ?


Exterior Elevations  

The exterior, your drawing set will include drawings of the front, rear and sides of your house. These drawings give notes on exterior materials and finishes.


Foundation Plan 

The foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any stepped foundation or retaining wall details.


Floor Plan(s)  

Include Exterior and interior walls, windows and doors are detailed , and Room sizes are indicated. The beams, posts and structural bearing points are called out by detail notes. The floor plans include an electrical plan and all electrical details are illustrated by symbols. Floor Plans will include cross–section details.


Building Sections  

Building sections show changes in floor, ceiling, roof height and changes in each levels.


Roof Plan 

Roof framing or truss directions are shown, slope directions are shown and structural members are scaled and noted on plans.


Notes and Details Page(s) 

The plan comes with detailed to meet the requirements of the  Residential Code or building code in our region. All structural and elemental details are noted or illustrated on/in the building documents.

Note: all Building drawings are scaled to meet the building code requirements.

Time for Approval?


Approximately eight (8) weeks (for residential single family buildings) and other buildings varies base on the Jamaican local authorities. 


How many copies of building drawings needed? 

  • Single Family Dwelling House
  • Five (5) Sets
  • Multi-Family Dwelling House
  • Nine (9) Sets
  • Apartment Building
  • Nine (9) Sets
  • Commercial Structure
  • Nine (9) Sets
  • Change of Use
  • Nine (9) Sets

What are the required documents needed by the Parish Council to submit Plans? 

  • Completed Application Form with prescribed fee.
  • Surveyor’s Diagram
  • Complete Checklist
  • Proof of Ownership which can be:
  • Certified Copy of Registered Title
  • Certified Copy of Sales Agreement
  • Certified Copy of Will *
  • Certified Copy of Deed of Gift / Conveyance *
  • Certificate of Tax Payment
  • Accompanied by a letter from a Lawyer or Justice of the Peace *
  • If you are not the owner of the land, a Letter of Authorization from the owner, stamped and signed by a Justice of the Peace or a Notary Public, should be presented.
  • Other documents may be required to conduct a complete review of the application, to be requested where necessary.
